Leasing Strategy

RK Real Estate is leasing adviser to owners of shopping centres, mixed-use leisure-led locations and in High Streets across the country.

On learning of your aims, we create a strategy for the leasing of your Retail or Leisure assets.

We will:

  • Research the market and advise on gaps, opportunities, costs and values

  • Advise on the required approach and strategy to prepare the property for short, medium and long term goals

  • Advise on marketing channels

  • Secure best terms and work with Client’s Home Team - Solicitors, Planners, Architects, Marketing to finalise this to contract and delivery.

RK Real Estate advise Aberdeen Standard Investments on The Moor, Sheffield – 1.2m sqft of retail and leisure space over 23 acres. Tenants include Primark, Next, H&M, The Light, JD Sports and River Island.

 

 

RK Real Estate advise Reef Group and Gloucester City Council with regard to the leasing and redevelopment of Kings Walk shopping centre. A new 46,000sqft store will shortly be delivered to Primark. Tenants include River Island, WHSmith, Claire’s, Costa Coffee, Deichmann and Greggs.

We are also advising the Landlord team on the development of The Forum: a new City centre destination to provide 107,000sqft offices, 131 bed 4* hotel, residential, retail, restaurants and over 1 acre of new public square.

Development Strategy

​RK Real Estate are currently advising developers and owners including local authorities on new-build and redeveloped schemes in Liverpool, Canterbury, Sheffield, Gloucester, Wimbledon, Wembley and Brighton.


On immersion to the project with your team of Stakeholders and Advisers, we will tailor our role to your needs.

Typically we will:

  • Understand the demographic and user habits

  • Report on the local, regional and national market competition and demand

  • Advise on occupier build requirements including spec and space

  • Advise on rents, income profile and end values, considering phasing of delivery

  • Create a marketing strategy that considers anchors, footfall drivers, hold-time, mixed use, public realm, wider area and engagement and best in class delivery

  • A marketing route to the leasing and sales market

  • Client reporting and reaction to produce best space delivery

  • Liaison with the Solicitor’s and technical team to deliver leases and fit-outs to end product and opening.

RK Real Estate advise Linkcity and Canterbury City Council regarding the development of Riverside, Canterbury which will be delivered in Q3 2021. Riverside is a £115m development that delivers 491 student beds, 189 resi units, a 5 screen Curzon cinema and 12 commercial units.

 

 

RK Real Estate advise Queensberry and Nuneaton and Bedworth Borough Council with regard to the substantial town centre redevelopment ‘West End’. This will comprise an exciting focal point for the town centre to provide hotel, cinema, leisure, retail and car park around new public realm.

Property Finding

Ryan's substantial experience over more than two decades includes acquiring new stores for O2 and Poundland.

Ryan introduced international coffee-led retailer Tchibo to the UK, acquiring 74 units.

We have secured the first UK site for US children's nursery The Learning Experience. This is recently opened in East Finchley. Further sites are in progress in the South East.

We spend time with our Clients to understand their needs. Where is their customer and how can we find best space to be in front of them?

  • Identify target locations and markets

  • We deliver locations that are on the market, locations that are not on the market and locations that require development

  • We partner our Clients, introducing complimentary occupiers to owners and developers. Also introducing our Clients to other professional services and construction and delivery teams

  • Best market terms are secured and conveyed to the wider tenant team - including Solicitors and shopfitters - to ensure delivery of the property as expected

RK Real Estate advise children’s nursery operator The Learning Experience who are headquartered in the US and have over 300 sites there. Assisting with their entry into the UK market, Ryan secured their first UK sites and assisted with forming the Client team including Architects and Project Managers.

Across the country, RK Real Estate provide a service to Clients that seek to dispose of their existing leases and find tenants for their current retail or leisure space.
